Voters in Redwood City, San Pablo and Berkeley will decide rent-control measures this November as housing costs rise across the Bay Area. The Yahoo report identifies demand linked to the AI boom, alongside limited construction, as part of the pressure on rents.
Why it mattersThe proposed caps differ: Redwood City’s measure would limit annual increases to 5%, while San Pablo’s would cap them at 3%; both would apply to eligible older multi-family properties. Berkeley’s Measure X would limit accumulated “banked” increases to 10% a year. The AI connection is the reported housing-demand pressure, not a claim that the technology alone caused rising rents. The measures put immediate tenant protections against concerns about housing supply and enforcement costs.
Discuss: Should voters prioritise rent caps now, or the risk they could make the housing shortage harder to solve?
