A planned $7bn district beside TSMC’s Phoenix-area chipmaking campus has secured deals with 10 suppliers, its developers say. The deals cover 2.5 million square feet, offering a tangible sign that the project is attracting businesses hoping to serve the semiconductor hub.

What happened
Mack Real Estate Group and McCourt Partners are developing Halo Vista, a 2,300-acre district in North Phoenix designed to support TSMC’s nearby campus. Mack Real Estate chief executive Richard Mack told Bisnow the developers had made deals with 10 suppliers, covering 2.5 million square feet.
Halo Vista is planned to include industrial, office, research, housing and other space across about 40 million square feet. Construction began in March, with vertical construction expected to start in the first quarter of 2027. Those are project plans, not a promise that every proposed building or facility will be delivered on schedule.
Why it matters
Chipmaking depends on more than the factory itself. Suppliers close to TSMC’s campus could reduce travel time and make it easier to support operations that run around the clock, as Mack argued. The reported deals suggest that the effort to build an industrial ecosystem around the campus is moving beyond land plans alone.
But supplier deals are not the same as operational factories, and the developers say they still need to secure more tenants. Halo Vista is expected to take 15 to 20 years to complete, so this is an early measure of momentum, not a finished district.
Our read
The useful signal is the reported 2.5 million square feet tied to 10 suppliers. That gives a more concrete sense of activity around TSMC’s Arizona expansion than another rendering of a very large future city. The next test is whether those commitments turn into buildings, working suppliers and durable local capacity.
What to watch
- Whether the developers identify the suppliers or provide more detail on the deals.
- Whether vertical construction begins as planned in early 2027.
- How much of Halo Vista’s proposed industrial space is eventually occupied.
Discussion spark: Should TSMC’s suppliers cluster close to its Arizona campus, or would a wider regional supply chain be more resilient?
